Just suggesting a change in perspective.  You drove the car into their garage, and asked them what they thought.  Don't be upset if they kick the tires.

I get a certain amount of direct mail from "investors." It is mostly annoying. I almost never respond. But if I ever do, they should keep in mind they are offering to buy a property I was not offering for sale. I could sell it at any time for 70% of FMV. Actually, I could sell it at any time for 100% of FMV (That is what FMV means.) So if you ask me if I would be willing to sell, don't complain if I know something about the market and refuse to give it away.

You will be happier if you just train yourself to be happy you are getting responses, and not to get upset about people YOU made contact with, "wasting your time."

It takes a certain chutzpah to complain about people giving you numbers you don't like when you contact them, when they have not listed their property, and then further insist that they throw out the first number.

Legally in my jurisdiction you do. Also for FHA loans. Also for Section 8. But you are right, that is not, AFAIK, in the IRC.

I was on the other side of this sort of transaction a couple of time (20-25 years ago).  Somehow, I managed to avoid buying a wide-screen TV.  Honestly, the contempt some people on here show toward tenants fills me with ... contempt.

You say this is a reliable tenant.  One you already know, and apparently trust to do what is agreed.  Sounds like a win/win to me.

Well, sorta.  It's the IRC.  I don't know of any states that apply different/no standards, but a suppose it is possible.

70 square feet, minimum width 7 feet, minimum ceiling height 7 feet 6 inches, window of sufficient size to serve as egress, closet.

I have a truck.  I don't know that I could make do without it, and I have only three SFRs.  It is also my primary vehicle, so maybe you need to look at that.

in the meantime, my local Home Depots all rent trucks for $19 an hour for local use.

Nothing wrong with the deck, if you like the style.  As Jon says, pressure wash it and stain it.

If you don't like the style (I don't, especially) you can probably still save the joist system and just re-deck it.  personally I would probably remove the railing and deck it with cedar.  It doesn't look far from the ground.

Don't talk down to people.  "Would you like to get a check every month?"  Why yes, yes I would.  That is why I will take the lump sum I am paid at closing and invest it in something else, that will provide me with a check every month, and that will be under MY control, not yours.

People know what seller financing is.  Just ask them if they will entertain the thought.  I would, for one property I am thinking of selling.  But be aware that that financing will be a couple of points above what you would pay a bank, and I will be getting every penny of my asking price.
