I don't own an property in Europe, but I tend to rent VRBO properties when we go there.  And that experience caused me to literally laugh out loud at Thierry's assertion that the EU has construction standards that make US properties look like shacks.  Suffice it to say that a hundred-year-old millworkers house in the Northeastern US compares quite favorably with most places I have stayed in Europe.

Honestly, it looks like he has a point.  And if it was m roof, I would certainly want to be there while your roofers were standing on it.  As for his roofers, there would have been no need for them to stand on your pitched roof instead of his flat one. 

I understand you are dealing with bad news, but I don't see where he is saying anything unreasonable in any of what you have posted.

You simply take your commission as provided in your listing agreement with the seller.

There is nothing greedy about any negotiating position.  It is just how it works.

It amuses me when investors complain here about contractors negotiating for work, or tenants negotiating lease terms and payments, or brokers charging a certain commission...

...when they brag about buying properties below market.  What's the difference?

You might also be getting hit with a risk premium from a broker who knows you are violating Dodd-Frank.  Unless you are running all of those owner-finance deal through an MLO.

Schedule your emails.  You can write them whenever you like, and have them delivered at a particular time.  Aside from the issue you mentioned, many of us receive many, many emails over night.  There is a far, far better chance that I will read your email if it arrives during the day.  When I check my email for the first time in the morning, I highlight and delete anything that is not obviously non-spam.

Two different things going on here.

First, if they say there is not enough meat in it, then they doubt your ARV, your rehab estimate, or both.

Second,  if it is too far away, it is too far away. That's a small project, probably to be done by a flipper/investor who does at least his own project management is not most of the work.  How many times would you drive 2 hours for 15 grand?  How many hours of road time would you be able to pay your guys before you are losing money?

It is not uncommon at all to restrict a potential buyer who has not submitted an offer and is not in contract to purchase to limit their inspection of the property to vacant units. Disrupting tenants is a common typical concern.

^^^^ This.  You are jumping to the conclusion that there is something untoward going on, based on your misapprehension of how the process works.

Lessons here:

Don't allow bookings of 44 days in a state where 30 days residence results in tenant rights;

Before renting on Airbnb, be sure that doing so is legal in your state/allowed by your condo association;

No self-help.  Get a lawyer, right away.

Make sure it's a legal rooming house.  There was one in a town near me where a change of ownership/tenant complaints resulting from management changes/rent increases resulted in the town taking notice, and discovering that the place was not zoned for a rooming house.

At least in this area, many rooming houses are basically "don't ask, don't tell" kind of operations.  Or they become "sober living" houses to defeat local zoning.
