That's great that you're ready to start your journey in real estate investing. Tax deed sales are something that I am interested in and have been reading more into. My goal for using the tax sales or tax delinquent properties is to find a rural tract of land in the surrounding counties at a discount for personal use. But there are people that use the tax sales to buy SFRs and other properties as well. 

As far as figuring out where to start in real estate, I would just sit back and access what your goals are in real estate. Are you wanting to create a portfolio of cashflow investments? Or do you want to find houses to flip (remodel or wholesale) and make lump sums?  And then go from there and figure out what the steps are in between.

Recently I was at the Travis co tax auction. A 2 acre lot came up in Del Valle. This guy next to me just came up and asked what they were calling out and immediately started bidding. He bid it up to just under 60K. Come to find out, its completely in a flood plain and someone said it was maybe only worth 25K. I promise this wasn't me...

I'm looking at surrounding counties for what I'm looking for.

@Ryan Snelson Welcome to BP. I've been reading as much as I can and watching the tax auctions at the courthouse. My plan this year is to buy a tract of rural land for my wife and I somewhere out in the boonies but use the tax delinquent properties as a plat form for finding these tracts of land.

@Mike Conner That was my first deal. My wife and I bought a duplex, lived in one side and rented out the other. GREAT STRATEGY (Lived almost for free, in my case) .
