That's awesome that you're taking your first steps in real estate and taking action. 

There are several lists to choose from, it depends on what you are wanting to target. Make sure that you are aware of some of the situations that seller's may be facing.  You want to be knowledgeable in how you can help that person in their particular situation when you talk with them.

I would say just boot strap it initially if you only have a set amount to put towards marketing. You want it to get the biggest bang for your buck. Mean printing or handwriting your letters and then stuffing them your self. This is just to get started when you make money from a transaction always take % and put back into marketing.
