2015 is going to be a crazy new year for me, I am literally starting a new company the beginning of January that is in the real estate field, I'll be living in a new home that we closed on in November, that is on a new side of the city. So just overall my life will be changing, and I AM EXCITED. I know everything is for the best and will work in my favor. 

My goals are to just kill it with the new job, get my duplex all renovated. 

I would like to buy another duplex by the end of the year.

@Curtis Bidwell Thank you Curtis I believe that will be the best course of action.

@Nicole A. The reason for the background check is I would like to know who I have living on my property, sexual predators, past criminals, I want to know.

They are actually considerably below market rents for their unit and the area, I mean like $500 dollars a month below average.  I'm not going to raise the rents 500 but to make this work I need to raise at least a 1/4 of that for now.

I'm wondering how to handle a situation that I'm encountering...

I just inherited a long term tenant of the property of 8 years, hes been on month to month for 7. I stopped by the property to introduce myself and found out that there are 2 other un-documented tenants living on the property. They were both courteous and respectful and let me know that the tenant on the lease is at work right now, I left my phone number for him to give me a call asap.

My plan is to have all 3 tenants fill out a new rental application so that I can do background checks, if everything checks out, I plan on Jan 1 having them sign a lease at a higher rent. I have the original tenants $500 deposit from 8 years ago, would you go about getting new deposits from the un documented tenants??

How would you guys handle this situation? Thank you for your feedback in advance, It is MUCH appreciated

 You're right though, that's the last thing that I want to be known for is being deceitful in my business. 

 I do like the idea of making it look not vacant to criminals though.

Ok say that you, don't post the address ever, and only give out lock box code to trusted individuals that you may have worked with before. 

But there are going to be new people at times that you have never worked with, is there a way to almost "screen" their track record?  Before you take the time to show them the property so they can do their due dilligence?

Is this a case of being a great judge of character?

 Well if the house was built using copper pipes and wiring there is not much you could do about it.

That's fantastic @George C. ! The toys in the yard are a great idea! 

I've been thinking about buying some of those t.v. lights as well, they plug into a wall outlet and from the outside make it look like there is a tv on.
