@Wilson Feliciano what type of property and size are you looking to buy? If it’s under $1mm then talk to 5-10 local community banks or credit unions as they might have the best rates and have you qualify if you don’t have a lot of investing experience. If it’s over $1mm in debt then you should talk to some regional banks. If it’s over $5mm then you might want to get a broker involved so they can shop for the best rates and help advise you on what fees/lender terms are market

@Nick Hulme have you gone to any in person events? If not, then go check out a few so you can get a feel for what the program provides and who the program attracts. You might figure out then that a group is for you or it’s not. Best Ever conference is coming up and it’s a great event to attend and meet people

@Ernie Be are you just wanting to use a general name for the business? There shouldn't be any issue with that and you can always have other LLC entities that provide other services or operate behind the scenes if you structure things correctly

@Chase Banta the gain the GP would make should be consider investment gains so I think you should be able to invest it into an OZ. You should check with an OZ specialized cpa and or attorney. You definitely don’t want to make the wrong decision and get hit with a tax event.

@Brett Riemensnider have you gotten involved with a local investor group? You definitely should as it can be a great way to make good connections. You can put money and your time into a deal which brings value and a more experienced investor can also put money into a deal and get value from your time.

@Hugo Ramirez there are some great books out there to read so you can learn a bit more then do your due diligence on a mentor so you at least have a good basic knowledge

@Ron Singh usually a good syndication group can give you some idea of the loss estimate per deal for the year end k1. It doesn’t matter if you invest January or December during a calendar year. You still get the loss. Most importantly if you need losses for 2023 you must invest before December 31, 2023. There is still time left to get into a deal or buy one!
