It's definitely only in rural areas. However, more areas are rural than you think. If you go here, and then click accept, and then type in a city, state in the search bar, you will see which places are considered "rural." Anything not in orange is rural, and eligible for a USDA loan.

I am going to be purchasing a home that needs some rehab in Vancouver, WA and I was hoping someone could recommed a general contractor that has done rehabbed a home financed by the USDA.

Relevant cities would be Vancouver, Ridgefield, Battleground and Portland, OR.

You could replace it with a new toilet, but, honestly, you can buy a brand new toilet at home depot for just under $90.00. I'd just buy a new one if it's possible.

If they've already dropped the price by 10K on their first offer, they will come down more. You might want to try figuring out how quickly they want this thing sold, if you haven't already, and see if you can find anything out that will sweeten the deal for them.

The executor is just trying to cash out as many assets as possible, as soon as possible, to pay off the beneficiaries. I would wager if you can find the money in a very small window, they will come down significantly more on the amount they'll settle for.

There's always more than one way to get financing for a deal. The most important thing you need to do is find a good deal. Get the numbers right, have a good presentation, and then you can find financing from private or hard money lenders. Depending on your state, you can go here and you can find a list of hard money lenders.

You could just tell them to take it out of your inheritance. The other thing you should keep in mind is the reason you're asking them for money in the first place. If everyone involved wants it to be treated like an investment for everyone involved, approach them the same way you would approach any other person you'd be requesting hard money for. Give them the numbers, tell them how it's a win for them, assuming that's the truth. Lay it out easy for them and make sure they understand what's going on.

You should definitely check out Podcast 103 with @Elizabeth Colegrove. (Here is the Link.). She goes into a bit of detail with VA loans and what you can do if you get re-stationed. You should be able to get out of the loan, as long as you follow the steps to do so. The law is very favorable for VA loan qualifiers, to the point that you can get your earnest money back if you get restationed.

Talk to a lawyer. At least in Colorado you can get things like that clarified with the Court.

You can also just go to the local courthouse and check out the divorce docket list. They should be posted up outside each courtroom. Keep in mind, though, that not every divorce has real estate involved.
