Have you guys found a good local source for flooring purchase and installation on the SE side, Del City and MWC, carpet and vinyl?  Home Depot and Lowe's are just worthless, STAY AWAY!

@Will Fraser  Hello, really anything.  I just try to learn and help others out.  We're all in this together!

I found my handyman/contractor on craigslist, and it worked out well.  I just gave him a small job to see how he'd do, and as he hit it out of the park, he's now my "go to" guy.  Like swimming, you just have to jump in and see what happens.  Good luck, brutha!  Oh, my contractor is an ol' Vietnam Vet, so I get some cool stories, and he gets kicked out of Lowe's time to time, God bless him.  :P

Freakin' do it!!! But . . . it seems many banks are skittish to loan due to the over-reaction to COVID. If you have a good relationship, or some dirt, on a bank, you should be good. Otherwise, consider running a stil in the hills to make moonshine to finance your BRRRR, or make up the difference.

Getting some financing on my last BRRRR. Due to the over-reaction to COVID, local banks are a bit skittish. Thankfully, I have a good relationship and a little dirt on a local bank, so they'll do 75% of ARV on a house I bought recently, via BRRRR. Ok, I don't have dirt on them, but it's more fun to think of it like that than, "we know you and you are a good risk blah blah blah." I've had some wine, can you tell? I'll keep y'all posted, and always welcome any tips, free pizza, whiskey or old car parts! Oh, and good leads on real estate, yeah, that's important, too.

@NA NA    I buy in the OKC area, but mainly do buy and holds. I can connect you with my realtor if you'd like.  She does flips and hooked me up with my first one, which was a success.  Let me know if you want her info.

I honestly don't remember much of the negotiation, or the original asking price.  I hit 'em once, but I remember the asking price was very reasonable to begin with.  I did a 15 yr note because as of yet I haven't found anyone to do a 30 yr in Oklahoma.  Please let me know if you have a lead on a 30 yr refi.
