Hello all,

I currently have a few single family rentals in Oklahoma with some good equity.  I am 55 yrs old and would like to increase my cash flow to ensure a more stable retirement . . .

We all know SF rentals are a "slow but sure" way, so I am considering leaving that strategy.  Hypothetically, I could sell all my rentals and put the equity into something different, such as an RV Park/storage, self-storage, mulit-family, mid-term rentals . . .

Bottom line, I would love any advice anyone has to offer.  I know I can and should use that equity . . . so "what would you do?"

Does anyone have a collection agency recommendation for me? The properties are in Oklahoma… Any other strategies for collecting on deadbeat tenants?

Hello All,

Has anyone done a contract for deed in Oklahoma?  If so, where did you get the actual contract?  Who did you use to administrate the loan?  Did you use an attorney?  Where do babies come from?  (haha!)

Hello everyone!

Anyone have a suggested method or methods to encourage a tenant who moved out and still owes rent to pay?  Of course I'd love to call out the goons, but only legal and moral suggestions please. 

Does it do any good to have an attorney send a letter?  Is it difficult to enact wage garnishment?  Other ideas?
