In my opinion, the introduction of the World's First Ranch Investment via DPP is a really exciting and innovative endeavor. It has the potential to revolutionize the way people engage with the ranching industry. As a General Partner leading this venture, I bring a wealth of expertise and a unique perspective as a fifth-generation rancher, former banker, and broker/dealer. I firmly believe that ranch ownership shouldn't be limited to a privileged few. With the scarcity of available land in today's market, investing in Ranch DPP presents an intriguing opportunity. I can't help but wonder if it could be the most lucrative choice a decade from now. |

Due to high capital requirements, high management costs, and (nominally) "low annual yield" (unadjusted for systematic risk), Ranch Investor seeks to democratize passive ranchland-investing through tech-enabled syndication. A fun, personally-rewarding, and tangible tax-shelter.
We have a boutique DPP giving investors exclusive opportunity to utilize the ranchland asset for recreation & hunting. Ranch Investor (the GP) through our investor-portal makes it simple to enable passive investing. For the Limited Partners who seek a more active experience on a ranchland asset, our partnership agreement and organizational structure make hunting and family-vacations easy, secure, and reliable.
While "alternative assets" have historically been cumbersome and fee-heavy to sustain bespoke management, our back-office support ensures that portfolio-diversification and the legacy of this asset will withstand the test of time as you share and enjoy it with family and friends along the way. We value your opinion and would love to hear your thoughts on this unique opportunity.
Do you have a PPM you can share? Have you filed the form D yet?
We are working on the PPM and Reg 506 with a group in Cleveland.
Would you mind my assistant setting up a Zoom so that I can speak with you directly?
I'd like to hear your thoughts and feedback on this.
Thank you Chris.

Quote from @Dylan Speer:
I work at a firm that specializes in underwriting syndications and helping clients invest in them. Happy to chat.
Lets get in touch if you wouldn't mind giving me 30min of your time Dylan.
My assistant can set up a Zoom for us as I would like to get your thoughts on the model in general, but more specifically I'd like to hear your experience in selling DPPs and if I could work with a dealer/broker for such placements.

A direct participation program (DPP) serves as an investment vehicle that empowers individual investors to actively participate in specific business ventures or projects, typically organized as partnerships or limited liability companies (LLCs).
At our ranch, our aim through the DPP is to create an opportunity for investors to co-own the ranch and partake in its myriad benefits firsthand. We believe in offering investors the unique experience of embracing the ranch life without the constraints of a concierge or appointment system. This means that investors can freely visit and immerse themselves in the ranch environment, truly connecting with its essence and reaping the rewards of their ownership.
On the other hand, they can also meet like-minded individuals who are their co-investors and ignite the essence of comradeship in the ranch.
