I have a buyer who is willing to pay $400,000 for a property that I can purchase for $300,000. Before I execute the contract I want to make sur eI am doing this correctly as I know "flips" are pretty much impossible to finance and the buyer will be financing. What is the best way to make this transaction complete and still ensure the buyer can obtain a loan while I make the difference between the 2 prices?

Hello John
I have been told by real estate attorneys that it is not illegal on commercial real estate deals since they will be drawing up the contract? Also to make everything easier I am trying to get my license as we speak.

Hello I am working on a commercial deal that I am trying to find and investor to purchase. this property is being listed by a real estate agent and seller is paying 3% commission. Hello All,
I have a question. Do must of the Wholesalier just go to Realtor.com and submit offer at 35% off of asking price. How do you find your own properties? If any one would like to Mentor someone it would be greatly appreciated. Once I learn the ropes I start to do my one deal I will give my Mentor 20% off my first 5 deals as a token of my appreciation. My location is Orlando, FL.
