Hello All,

 My business partner and I got a lead in the following zip code 77373 and the owner of the property lives here in Florida. Can we use just a generic letter of intent to purchase the property and also provide earnest money to seal the deal? 

Is anyone familiar with properties in this zip code 77373 is it an okay neighborhood is it blue collared, is it in a declining market ect.? This property is about 10 miles away from the airport. 

The owner states he will take 40K when the neighborhood has similar homes for sale 82k -85. Homeowner states that there are no cabinets in the house and also no flooring and has the house rented out for $700. Granted we haven't confirmed the cost of repairs or haven't received proof yet that there is a tenant. We were thinking to write the contract with exit clause just in case we determine the cost to repair is too much. Any suggestions?

Hello All,

I need some assistance on a property that I may want to purchase. The property is worth about $132-$142k. The homeowner states it needs about 20k in repairs but the property really doesn't need it. The other possible issue is that the house is on the main road. I will have to confirm this. She has a loan 

$81,44608/21/20076.96%

Based on the 70% rule that means the max I can pay for this property is $75,900. My question is there any other way to make this deal work. Maybe with seller financing or maybe assuming the current loan plus giving the homeowner some case. Please let me know. I am trying to find my first deal.

Hello David,

She still owes $154k but after further analyzing the property value the house is only worth $152k. The house needs 30k in repairs. Originally thinking keys for dollars "quit claim deed" she walks away then I do a lease option with a renter.The only issue the number no longer make sense.

Hello Everyone,

I found a property in the Orlando, Florida Market. This lady has refinanced the house $154k The house with worth maybe $162K in perfect condition. The house needs updating Kitchen bathrooms and flooring. My questions is there any special innovative way to make this deal work. I was thinking seller financing and then working the lease option path.
