Hello Amanda,

This really depends on the local market this property is in. For example, in Central Florida, it is extremely hard to find properties using the ARV-30%-Repairs=offer price. Based on that information only: 220-30%-9k=145k

Most of Central Florida I see investors buy at 220-20%-9k=167k. 

Keep in mind when doing a foundation repair depending on how bad it is there may be other things that need repairing. I would reach out to other investors in your local market but going to the investor meetup etc. To help to give you better advisement.

Hello Everyone,

I am planning on investing in Detriot because my Market where Iive is really expensive for me. What areas would you recommend buying in? Anyone know a lender in Detriot that does small loans?  Is it wise decision to invest in the Detriot area? It seems that rents in that area are almost 2%.   Does anyone know if a great realtor in that area?

Hello All,

I am looking for a house hack in the Central Florida market ideally the Longwood, Winter Springs area. I need to fit my family of 6 in a house so our side would have to have a 4/2 at least. I am up for duplex, triplex, quadplex or even a property that has an in-law suite (not connected to the main house) that can be converted to and apartment.  Please help!!! Looking to spend no more than $275k property has to be able to qualify for conventional financing.
