Hey @Brian Adams those are all legitimate and helpful questions. I believe the deal is set up to become an equity partner although that is something I would have to clarify as the business plan presented to me did not mention an exit strategy.

I believe it's a great opportunity to network and build partnerships for the future as I'm "small-time" compared to the Operator and probably other investors involved in the deal. I'd only be able to put up about $11k and to me that's just a small drop in the bucket on a $1.8 mil project so my return wouldn't be significant. I feel if I put that $11k towards a property of my own it would be more beneficial. Your take?

@Brian AdamsWow! Your success is admirable and highly sought after for most of us here! Hats off to you! Your first post was nearly a year ago looks like and you're still keeping the thread alive! That's good to see!

I have a question that I hope you can assist me with. I'm a brand new investor who just started with my first duplex and plan to focus on MF properties from here on out leading to larger apartments in the future. I recently came across  one of the investment opportunities you present to your investors. It's a brand new 17 unit townhome community being built in which the presenter is giving opportunities to invest in the project. I looked at it as an opportunity to invest in a 1.8 million dollar deal but at the percent I would be able to invest (3%) I don't think its worth it to even get into it when I would have such little stake in such a large project and I can use that capital to purchase another duplex or so of my own until I can make a significant investment into a deal like this. Am I right in assuming this or is there an aspect that I'm overlooking?

This post is about a month overdue but things have been hectic on my end as of late! I wanted to share the good news with my BP family of me and my Fiancee's@Denita Ozennefirst investment property! We closed and are now house-hacking a 4 BR/3.5 BA duplex and renting out the other side. The plan was to live mortgage/rent free and we've achieved it! As of Feb.1 I collected the first month's rent ever and it was an exhilarating feeling. It has motivated me and erased all doubts about the unknowns. We plan to grow our portfolio and shoot for the stars! I've learned so much from BP podcasts and forums so thank you to everyone here for every piece of information you've shared on this amazing site!

Thanks for the feedback @Max James the sellers' realtor has me on ice sort of until she hears back from the seller. I've alerted the realtor and the seller is aware of it so its in his court as to how he would handle it. Not sure if the current tenants have put a complaint in or not so I'm not sure if he's even required to fix it at this point. I hope the feedback I've gotten is right and I'll just go in the day after close and have it looked at.
