I own a duplex in which I live on one side and rent out the other. I just filed for my homestead exemption a year after purchase and was granted 50% because I occupy half of the residence! 

Has anyone ever encountered this? 

I have the opportunity to appeal it but I'm asking should I even try? 

Are there any other ways to obtain the entire tax exemption on my entire property that I own??

Nice! The 1031 is always an option but a 100% return is always a 100% return. Good job. I'm in Houston too!

Great job! Are you all planning to acquire anymore properties in the future? Someone may have already asked this. I ask because I'd like to know how the financing would work on them with no salary for the bank to see. I've been wanting to quit my job and go investing full time but one of my concerns is financing through a bank and having no salary to show them. Nonetheless great story and I wish you both the best!

That's exactly what I'm doing @Michael Noto contemplating going into a brand new townhome community at a 3% stake which I like the chance of future partnerships that it brings as well as the experience or just acquiring another multifamily on my own.
