Hello fellow investors! My "other hat" is one of a private investigator. In fact, it was my main hat, as I'm retired from 27 years of service in law enforcement here in Miami-Dade County. When I retired, I opened my own Private Investigation agency. I'm always working lawyers, helping them find witnesses, and with private individuals, helping them find family members, documentation for family court cases, etc.
I can help YOU find those tough-to-find property owners (who have moved without updating their vehicle registrations, etc) and family members, and even help you vet tenants for your rentals! (wouldn't it be nice to know that they had been arrested for child molestation or grand theft before you let them in your property?)

I will offer special rates, since I am an investor too. (fees will vary, depending on how much work is needed, but I will do a standard background check with nationwide criminal history for $55, that's $20 less than I charge everyone else.

I'm a new investor in the note business. 
I'm looking at places like GroundFloor and Watermark and getting familiar with the listings. Watermark doesn't list prices, but rather says, "Make offer". 
Is there a general rule or pricing strategy for 1 vs 2nd, NPN vs. performing, etc?
Does the LTV % also figure into how I would structure my offer? Any guidance here is much appreciated

I spoke to one of their guys today. They didn't hide anything about the "credit score monitoring" service of $29.99/month, and said it was month to month. 

So far, this is looking interesting. I'll report back as I dig a little deeper

Kenye, let's talk. My wife and I are looking at some deals where we know we can get private lenders, but very often they will only fund 70%, so we need that extra 30% to do the deal and we are low on cash at the moment. 
We're looking for someone we can trust to go in on a deal with us. Interested in having coffee? 

If the house is built by Lennar, they may be able to help mitigate the cost. They paid for the replacement of CDW in thousands, if not tens of thousands of homes, back in 2007-2010 I believe, when this problem was first exposed.
