Cassandra and Christian..this is an interesting read for a southerner like me. Detroit sounds like a new frontier, and a re-building opportunity. Am I reading that right? I am interested in learning more. I'm not so keen on a 3-month fix and flip as I am something I could buy today for $40,000..rent and/or rezone if necessary, and re-sell for 90-100k,  a year or two from now. Is that the kind of potential you are seeing?

You are young! Lucky you-- great move. I'm 60, and my wife is 46-- we just started our company back in February.

Mike, you can have a title company do a lien search, but for the most part, your county's website SHOULD have a list of documents attached to each tax deed sale..look for one called "Title report" - in that document, there should be a list of liens attached to the property.

David, everything I am reading recently points to the Midwest and Southeast in general - the idea is that for buy-hold properties, the rental income is outpacing the property values (hence, outperforming the "1% rule"). Ohio, Indiana, Illinois, Louisiana, Alabama, Tennessee, Arkansas, Missouri are all states I've read are fertile targets for investors.

I was looking at potential targets in my County's Tax Deed Auction list. The title report listed an IRS lien, but it didn't have any documentation of how much the lien was for. I found this https://irs-liens.com/
I searched by zip code, and it came up with hundreds of liens, so I just did "find on this page" and located my owner, and hence, the amount of the lien. Best of all it was free.

Thanks Robert! BNI's system of consistency is what makes it work. Our chapter meets at 7am, and I have to get up at 5 to make it there-- but I actually look forward to it.

Just a quick story - I joined a BNI chapter 3  years ago and have built some of the best relationships--both business and personal--in my life.  I opened my real estate investment business several months ago, and have been working hard to market it. This morning I got an email from a trusted attorney friend in my BNI group that read: "I have a client who wants to meet you--he is very interested in purchasing notes"
Made my day of course! A powerful reminder that face-to-face networking is absolutely essential to building business relationships and getting people to know and trust you enough to refer their clients to you.
