If the seller does not live in the property they may be uneducated enough to let you put a lockbox on the door, then you can send your potential buyers by the house whenever you want. 

Best and most efficient way to do it.  This is what we do for the majority of properties we wholesale.

You can definitely wholesale it if you have a buyer.  Put it into contract and assign it!

Use whatever you can to get started.  You can get started with Khang's free contract and modify it to your area.

Wasup BP'ers! I hope everyone is in good health.

First post here, so I apologize in advance if I break any posting etiquette.

I've been following BP and real estate for the last few months(listening to the podcasts, reading the threads here and reading real estate books).  

My passion for real estate keeps growing, so much so that before this pandemic I started pre-research into becoming a real estate agent.  For two factors: Personal help when I search for and buy more investment properties + I think I can do a killer job selling homes to investors and personal buyers.

I currently run a video production business and have been working from home. With all the extra time I keep investing in growing my real estate investing and buying knowledge.

I have been thinking this might be the perfect time to start my real estate course and be ready for my realtor exam when self-isolation lifts.

What do you all think?   Is it a good time to become a Pandemic born Real Estate Agent?  Or should I stay only investing my time in self knowledge?
