In the video he's says you can buy his 8000 units for 10 cents on the dollar. Who is going to believe that's real?

There's a few pros and cons to being a real estate agent and investing at the same time. If you choose to work your own deals which 99% of people do you'll have to disclose to everyone involved that you have an interest in the property or you are the purchasing party. I've heard some sellers don't like selling to agents but I have never come across that situation ever. 

As an agent can I close unlimited deals? I wish I could. My pockets aren't that deep! 

In my state there is not limit to how much property I can purchase for myself as an agent. I have heard of some brokerages limiting the amount of transactions that you can waive fees on because the are personal purchases but never limiting transactions.

I would be straight forward with the tenant and let him know what is going to happen and at what date and time. We try our hardest to give our tenants a 48 hour notice before anyone goes into their home for any reason. It is common for lease agreements to have a 24 hour notice period before a landlord or contractor can come and inspect the property. I would check your lease to make sure you have a similar clause.

I wouldn't be to worried about the tenant denying entry to the property since you will be improving it and they will directly benefit from that improvement. Roofs are pretty quick installs so that shouldn't bother them too much. 

Tenants can always back out of the lease once it's signed but you can usually keep their security deposit as long as it's written in your agreement. We had a someone back out of their lease just this week due to job loss because of COVID-19, we gave them a full refund of their monies. 

 

What I've found in my market is it depends on the tenant class you are renting to. In my market you are expected to provide most appliances for lower end rentals. I've met some landlords that charge extra for appliances and others that include it in the rent amount each month. In the higher end rentals that I own every single tenant has brought their own fridge and washer/dryer. 

I will never provide a fridge for homes that I own because of the liablity.
