The listing agent claims this basement was never flooded.

If I'm selling a condo with tenant to investor. Can I charge more? Finding qualified tenants is not easy.

In this case investor doesn't have to worry about finding a tenant or stressing out in finding one. They buy the condo and start making money right away.

I showed a home with a sunroom.

Client asked me if it's 2 season or 4 season sunroom.

He said sunroom could be livable space with added taxes or non livable with no added taxes.

He mentioned that if there plug in electric heater it's not livable space and if there is heating connected thru walls it's livable with additional tax.

Any advice on this topic would be great.

I showed a home today that had 1200 square feet.

The basement was not included in square footage but was livable space and was fully finished.

My client asked me what are the consequences of buying a home like that?

Can the city find out and charge owner fines and add taxe on the basement?

I'm showing this tri level home.

The front of home is on ground level.

The back of home has lower level partially underground.

is this considered lower level or basement?
