Hi Scott.  I too am very new and am hunting for my first property as well.  So please take anything I say with a grain of salt. :)  From what i see in your description, the cash flow is slightly on the low side but probably not a big deal.  How confident are you that you can get 1300 rent or higher elsewhere?  Maybe you can offer a bit lower to make it great deal.  Speaking of higher return investments, what is your Cash on Cash return?  If its 12% or greater it's probably a pretty good deal.  If you used the BP calculator for rental property, it should have given you a Cash on Cash return number.    Finally, the fact that its in great location and only 5 minutes from your house makes it even more interesting.

Hello Joe.  I am from Northville, Mi and  I too am very new to investing in real estate.   I've been spending my time learning the neighborhoods, trying  to figure out where i would like to start.  Based on what i'm hearing from the other posts, im glad you chose to pass on them.   I think there may be some good opportunities elsewhere like,  farmington, southfield, livonia and such.
