I'm sorry, I've posted "Expected cashflow" being 1700 but meant to write "Expected rent" will be 1700. 

The cashflow will be approx. $600.00

Investment Info:

Single-family residence buy & hold investment in Garden City.

Purchase price: $138,000
Cash invested: $21,000

4 bed / 1 bath with detached two car garage. Priced to sell! Home is being sold "as is". Great for the buyer who wants to make everything their own. Hardwood flooring under carpet on 1st floor. Property is 7/8 fenced. Nice big enclosed rear yard. Roof, windows and siding replaced 10 to 12 years ago. HVAC (2007).

I have learned that the roof is only 1 year old.

Purchase Price: $138,000
Repair/Remodel Costs: $10,000
Expected Cashflow: $1700

What made you interested in investing in this type of deal?

It was a beautiful property in a very nice neighborhood.

How did you find this deal and how did you negotiate it?

My friends at Fire Realty

How did you finance this deal?

Mortgage

How did you add value to the deal?

Strip carpeting to reveal beautiful hardwood on first floor;
Refinish hardwood flooring;
Remodel bathroom;
New LVP floor and granite countertop in kitchen;
New LVP flooring in laundry room;

What was the outcome?

A beautiful home that would please any renter.

Lessons learned? Challenges?

I can't seem to acquire properties like this fast enough. :)

Real Estate agents: Nick Harris and Matt Bahoura from Fire Realty in Troy Michigan are nothing but spectacular! This is my second property with Fire Realty and definitely not the last. Thank you Nick and Matt!

3 bed 1 bath bungalow that needs minor repairs.

It was a good buy and hold

How did you find this deal and how did you negotiate it?

My realtor found the deal.

How did you add value to the deal?

- We stripped the floors, put new carpeting and LVP.
- Painted the whole interior.
- remodeled the bathroom
- remodeled the kitchen
- Added new stainless steel appliances

What was the outcome?

The new tenant was excited about the place and couldn't wait to move in.

Lessons learned? Challenges?

Get licensed contractors that can pull permits if needed.

Hello Kenneth,
I've been using that strategy for a while now and have not come across any tax implications.
I've funded all three of my properties with primary home equity. Make sure you get an equity line of credit, not a loan.  I don't believe there are any but if you have an accountant it might a good question for them.

@Dylan H.  You know, I've used that calculator quite a lot for SFHs .  But its been a while and I just didn't remember that could separate out the units. I will take a look at it again.   Thanks so much!

Welcome to BP Dale!  Based on your initial conversation I believe you are on a great start.  Those podcasts are a life changer.  I started with #1 and now am at podcast # 242.  In my first 3 months I am already on my second property.
