Hi, It appears Zillow lease agreement is very basic and it didn't include comprehensive clauses that protect a landlord.

Any recommendations to setup/purchase a lease through any app/website that provides holistic clauses or rules and aligns with local laws.

quick question, For sending an application with no credit/bg check, which app or website you use to send the application before showing ?

and what are the details we would collect from the tenants ? ID's, SSN's ? how detail the initial application fill out would look like.

To update the thread.

I have notified the tenant that the income was not verified and the details provided on the application are misleading or either false and am going to void the lease. And never heard back from them, not even a text or call.

Reported them to FTC and other govt. agencies.

Through Zillow just cancel it. There is a button to cancel. Don’t collect any money. Just tell them there was too much unverifiable information. Say sorry and move on.

In fact, I am now 100% positive this is a scam, today afternoon I reached out to tenant and mentioned the number you provided for employment is not working and need solid verification. In the evening I got a call back from that fake number(textmail number) around 8 PM mentioning they received a call.

@Julie Hartman Yes, the person did provided the Drivers License, but no SSN, can we ask the tenant SSN to run the checks ?

I also called the tenant and notified the employer details that they provided are not valid and requested for a valid desk number OR HR details that I can call in.

Also, called couple of attorney offices to schedule a call to review and take a legal advise.Thanks for your insights.

The ID's matching is meaningless (unless you have access to the DMV database to actually check). I knew at least a dozen people who had fake IDs in college. Very cheap, quick and easy to get. 

Also, did you call and verify the employer (using the a number from the employer's website, not some number given to you by the applicant)? Paystubs are really easily faked or altered.. .there are literally dozens of websites that will generate fake paystubs (not listing any in case there are P.O.S. reading..), and income? 

If they gave you fake info, they are scammers, and you got scammed. They may still pay the rent on time; just be ready to evict quickly when they don't, which is very likely. I sincerely hope that the rental is in a place where an eviction doesn't take years, like California. Honestly, a really high credit score for an applicant (without a very good, verifiable explanation) is a big red flag for identity theft (i.e. they stole someone's identity) . If their credit is so good, why aren't they looking to purchase?

 Hi @Jason Allen Thank you for the response, all your points are very valid, unfortunate that I didn't think in those lines and trusted the person, that they are good and gave benefit of doubt.

Now this gets me worried, they mention to send the deposit tomorrow morning, will follow up and check where they stand. 

Any leads on how to find a good eviction lawyer, if it leads that way in near future OR if they dont send the deposit before move-in date ?

I would take the advice of @Nicholas L. and hire a property manager to handle things until you have a better process in place for screening tenants and until you know what you are doing. Zillow does not do a thorough enough job, in my opinion. And depending on what state you live in, Zillow's application process may not abide by state law. I would not rely on them to be your backstop. 

 Thanks @Julie for your insights, yep, I will not be able to prove any of the stuff. The only thing I fall for was the credit score, credit-report and background check, DriversLicense  and Paychecks all are aligned and pulled the trigger.

Realized after signing the lease, about previous landlord references and employer references. I will be more diligent or hire a PM for the next one. thanks again for your insight.

I'm not sure what you're asking - the lease has been signed.  You and your tenant will both need to abide by it.

Sounds like you may need a property manager who can do a more sophisticated screening next time.


 Thank you @Nicholas L. Yeah, the lease has been already signed and hope there won't be any turbulences. I will plan on PM for the next lease or extension.

Hi, I am the first time landlord and this is my very first property for LTR. I just listed a new construction single family home for rent, and I signed the lease with one of the application and lease starts from end of October.

The vetting process i did was, Zillow credit report has 745 credit score, 100% payments, no debt and under 10% credit utilization and no loans. No evictions or court orders in background check. Valid Drivers License - address matching with credit report and paychecks. Met with the person for showing as well, single parent moving in with 3 kids. Attached Paychecks and rent to income ratio looks OK.

Concerns are:

Previous landlord references was fake i guess, provided some textmail/voip phone numbers, when called no one answers. Same thing with Employer contact details - textmail call number, no one answers.

when I called, mentions phone number provided in the rental application is not going to valid anymore and call back from a different number.

That person mentions don't have a bank account and would ask someone to zelle the security deposit. (who wouldn't have bank account these days)
Employer name didn't displayed in the credit report.

Not sure, if any of the concerns are red flags ? OR am I thinking more ?
Since we both already signed the lease and it about to kick-in at end of October 2023, anything more can be done ?

Can any experienced people offer your insights ? greatly appreciated.
