Ok. Been reading about abandoned properties. Pretty much in line with what a lot of you are saying. Thanks all.

Thanks Jonathan. I just want to make sure I don’t get into any trouble if I go and change the locks and basically take my house back. 

I have a tenant in Chicago, who's lease expired months ago but she wouldn't move out and didn't pay rent, so I started the eviction process. I just learned that she did move out a couple of weeks ago but is not answering my calls or texts. Long story short, I just spoke to her new landlord who confirmed she moved in.  

I was told by an attorney before, that I couldn't kick her out or change the locks or enter the premises. That's why I started the legal process. But now that she's gone, do I still have those same restrictions? I hate to hire an attorney again and pay more for legal fees. Any input or feedback is greatly appreciated. Thanks.

Ok great. So doesn’t like it should be a big deal. Now to just find an investor 😀 thanks for the quick replies. 

Section 8 landlord here. Can i sell the property as i would any other home? Does the new owner have to honor the current lease agreement with the Chicago Housing Authority? There’s 6 months left on the current lease. If it’s too much of a hassle I’ll wait it out. Or is it a pretty straight forward process?

i just posted a property on it last night in Chicago and woke up to over 50 responses. Was wondering how legit this is. Good to see some positive responses here. This is just crazy but will take advantage while is lasts 😀

To all. Sorry if i didn't answer all the questions. For personal reasons i sold my last property and took a break. I'm back now and just picked up another house on auction.com last week. I did try a couple of months ago and won a property. It was a 3 bed SFH but auction.com couldn't verify that it was 3-bed. They refunded my EMD and cancelled the transaction. My point is they worked with me.

As others have said. Do your due diligence. Like everything, you have to read the fine print and know what you’re getting into. Also i have bought all 4 of my auctions sight unseen. I know it’s not recommended. But i work full time and dont get much time to preview. I look at properties in stressed areas and consider worst case scenario. Cause if i went to go see it i wouldn’t really be able to assess anyways unless i took a contractor with me. And it’s just hard to coordinate in a short time. So based on market value and comps and worst case, i use that number to bid. Other than a Bad experience with contractor it’s worked out ok.

Hey. You don't need an agent to close. But depending on the State, Illinois is an attorney state you prob want someone hire a lawyer. In my experience the houses have a clean title but I get title insurance. Once you win you pay the deposit and sign PA and wait foR closing. If there are any inspections required by the municipality or village that's your responsibility. Otherwise pretty smooth process. Good luck out there.
