We are in a process of negotiating Starbucks deal wanted to get guidance from some one who has deal with LOI and leases earlier

thanks Greg. but the problem comes since we dont have repayment gurantee for the common area development loan ?  since it is not against a specific business.  its for whole complex

 Sounds like you need to get a development loan from a local or regional commercial bank.

@Ronnie Galindo I would start locally first by I have invested here in bay area sacramento and lake county.

I went out of state to places like ohio and indiana I think it's good use of time and effort to start local and if possible keep it local
