Hidden Valley Lake , Lake County California

Hey how’s it going? I have a property in lake county California and have been having a hard time getting buyers for it. I’m not sure if it is because of the pandemic but it seems my numbers are on point.

Any suggestions or referrals to buyers?

HIdden valley lake was one of 27 developments that Boise Cascade built in CA in the 60s.. HUGE master plan 5k plus parcels.. golf course and of course a man made lake.. these projects up and down CA have have varied amounts of success..  Lake Wildwood EXTREMELY successful

Shastina  Not so much.. HVL has gone through many ups and downs.. back in the day you could get the projects approved with just a skeleton water system.. and lots that really dont perk  LOL..  so many of the parcels get traded at tax sales every year as they either are not really build able or cost to much to build on.

the development did see a up tick with the over flow of buyers from Napa and Santa Rosa..  Right now though there is still lots that dont perk and a water moratorium..  does not affect existing houses.  However with those constraints  they did put in a sewer system about 20 years ago down on the golf course.. up till then you had a hard time building any kind of decent home given the septic system layouts.

So there are a lot of small dated homes..    And like anything these days if its not selling its price.
