Shopping complex or strip mall development

Hi all

My name is rahul bhatt. I invested in residential property till now last two years I started working on land entitlement. We bought undeveloped land and submitted plan to authority and we are very near to cup approval. All the soft cost and land paid off.

Now is my question. I am looking for some suggestions how I can leverage common area development cost ? Things like grading,strom water drainage, utilities,roads ( off site ) .this needs to be done before I start selling the parcel. I have already have around 30% space for which Tennant are ready.

Any suggestions or guidance will be helpful.
