I couldnt agree more with James. Lots of great strategies out there, but if you are young and eager, there is many ways to come out with a good deal. If you are going to hold for 15 years you can possibly try to be in a neighborhood you think will eventually get on the path of gentrification and cash in when it happen. 

Sheriff sales are a good option but it is risky if you are not experienced with it. If you want to go that round ping me and I can try help you here in NJ.

I am not familiar with that area. I am familiar with a couple stops after that on the BSL (Olney) and it is very rentable. 

I risk saying it is on the rougher side of town, but it would be a nice place to buy and hold, since the city is improving that way. 

The rent number seems high if it is a single family.

I havent found something that does what I want. I am now back with quickbooks. I am a computer programmer and I have been developing some of my own tools. I wish I had the time to program an accounting software to deal with real estate rentals. 

No. If they did I understand the points game, and I would not have missed it.

Collingdale is ok. I own a multi and SFH there. The inspector isnt that bad, just old italian guy who wants things done his way.

Out of my 10 places, 9 are in Delco, so I am biased. The numbers work there. Dont forget to add sewer and trash to the tax... That is a unpleasant surprise. I now charge my tenants for that too. They dont like but they dont move because of it. 

And no, I live 30 min away but I am there every other day.

Hey Ronnell, I help organize a REIA group for Delco. You should come check out our meetings.

We mostly focus on local landlords, but we also have a good flipper crowd. Our meetings are usually focused on more practical topics, and we try to stay away from sales presentations, or guru propaganda. 

We are having three local District Court Judges presenting this month. First time is free.

As far as direct mail, I don't do much of it myself, but some of the wholesalers I buy from do. Maybe instead of diving directly into it by yourself, I suggest partnering with someone who has the expertise. That way you dont loose a lot of time, and can hopefully be on your own sooner.

You should also checkout Delco Property Investors. We are a REIA and our meeting are more focused to local landlords, with practical advice. This month we have three local district judges doing a panel. Those are the judges that deal with most of the tenant landlord cases.
