I live in NJ and I couldnt find a good deal to start. Not even in a cheap area. I ended up buying in PA. Now that I have more experience I am starting to find NJ a bit more attractive, since the rents are slightly higher than PA.

Hey @Andy C., A lot of the local investors use Lee Stivale, or Kevin (I can remember his last name). Kevin does my property tax appeals, but I think he does other stuff too. If you need his phone number for the next time you need a attorney, let me know. 

Also, if you jump on the Delaware property investors mailing list you can get a lot of information from the locals.

Flip 3 properties is not a small goal. Certainly doable... Wholesaling 5 properties may require extreme hustle. 

It is hard being a newbie. You don't have the greatest deals, and you are more likely to make mistakes that will cost you time and money. Turning a profit is the goal of everybody, I guess.

Thank you for such detailed reply. I will contact them. I would certainly replace the wiring in the kitchen because I will redo the kitchen, but once you open things up, we almost should get it all done... 

Sometimes more problems is easier than just a few problems.

I am evaluating buying this property. It has a cloth covered wire, from the 60's. 

The wires have ground in them, and they run all three cables (hot neutral and ground) inside the same wire. They seem in great condition, and I am wondering if I should replace it since I am going to rehab the place. Code says if you are going to rehab you need to bring the wiring up to code. 

I am interested to know if the code is specific to have the NM wire cover being a plastic/pvc cover, and if those wires from the 60's have the right gauge by code.
