@Paul De Luca yes!! School starts in a few weeks and all of my classes are in person and there are several groups and clubs I plan on attending. I will network like crazy and hopefully I can find some like-minded people that would want to rent.

And when I said “other ways to charge more rent” I actually meant with the strategy I will be using, what ways can I provide more value that justifies charging more rent. I kind of worded that wrong in the original posts. But you pretty much answered that which is to finish the basement to create that co-work/rec space that the guys will value a ton.

@Jeff Schemmel so I definitely want provide a mastermind/think thank room where we will be meeting and working. That can either be in the dining room since it is a 15x15, OR it can be in the basement. The basement is unfinished but much more spacious. I’m still unclear with what to do down there since there is potential to add a bedroom and maybe even a 3/4 bath.

I'm under contract on my first single family primary residence that I will be renting by the room! The market is at around $550/room per month for the area, but was thinking of charging a premium closer to $700/room. I want to advertise this house specifically to young aspiring entrepreneurs, aspiring investors, business students, start up founders, etc. This house will be a cowork space where we will be working together, sharing ideas, setting goals, holding eachother accountable, and occasionally have successful guests from our area come over.

I believe providing a place to live while also building a community of people who are passionate about the same things they are will be worth paying a bit over market value. With that being said, I have to keep in check that this won't just be a party house, but also have structured practices in place like work time, accountability meetings, etc.

What do you guys think of this? Is it justifiable? Also, any ideas on things I can do/provide to charge more rent?

I am currently a student in college so I have opportunities to advertise this idea. The house is a 3bed/2bath with an unfinished basement.

Post: First Primary Residence House Hack/BRRRR?

Hey everyone I have finally been pre-approved to purchase a primary residence which I will be house hacking. I just recently have been looking at a handful or potential properties with my agent, but was also thinking about looking at off-market deals. I figured that if I can purchase a discounted off-market deal with hard money, increase its value, then refinance it through conventional financing with lets say 85% LTV (enough to pay back the HML), I can have instant equity that I can tap into later.What do you guys think?

If I do take this route, what ways can I market to find off-market? I was thinking connecting with wholesalers and cold calling. I also have $30,000 saved up, so I can potentially even do something creative like seller financing.

Any and all advice is greatly appreciated, thanks!

So I'm new to owning a General Contracting Business and we just got approved to renovate a 10-unit apartment complex. We are in charge of ordering ALL material for the entire rehab. Since we will be receiving reimbursement checks, I want to take advantage of benefits offered from BUSINESS CREDIT CARDS. So I have a variety of questions since I am still new to this all:

1. Is applying for a business credit card as simple as filling out an application online? I'm looking at the Southwest business CC.

2. Do I need a business credit score? We have a relationship with the banker we use for our LLC and all he asked for was how much we make from the business and my personal credit score and hooked us up with a $5,000 credit card limit.

3. Do you need to have a checking account with the bank you want to use a credit card for?

What's up BiggerPockets family! I'm in need of knowledge from experienced cold callers! I have a list of thousands of non-owner occupied owners over the age of 50 with at least 50% equity in their house. I plan on hitting this list every week for at least the next 6 months.

I am looking for any advice, tips, and recommendations for what has worked and not worked when getting into cold calling on your own. One thing I want to invest into for sure is a rookie investor friendly CRM. Since I plan on doing this for at least the next 6 months, I want to be as organized as I can so I can keep track of leads, contacts, and data. What are your thoughts on my situation using a CRM and what are some that you can recommend?

I also want to invest into a speed dialer. Since there are thousands of numbers, I want to be as efficient and effective as possible so I can go through many phone calls. What are your thoughts on speed dialers and are there any that you can recommend?

Looking to network with agents, investors, or any other experienced real estate professionals in the Miami, Florida area! I will be taking a vacation trip to Miami from July 22-27 for a festival but I don't want to miss out on the opportunity to network with other like-minded experts in a completely different market that I am use to. I'm currently a university student residing in Omaha, NE. I also work with a few investors here trying to learn and experience as much as possible in real estate before starting my own investing.
