I had similar problem but I went door knocking for a has they owned that is vacant. They didn’t answer, but then I heard the car turn on in the back so I thought maybe they were in the car when I was knocking I waited for the to pull out them they came speeding out of drive way looked at me yelling “what do you want?” Then stopped took a picture on me and my car license plate then took off . A hour later I get a called from the cops asking me what was I doing over there and a had a bunch of complaints about me , NOTICE “this is the only door I knocked that day” and I told them I just wanted to ask to buy a vacant property that they owned he wanted a pacific address and how I got her information and I told him it’s on there tax records it’s public information. He said “ok you sound like your telling the truth I’m going to let you go “ then I said to the officer but if you know of anyone selling their house, I buy houses all cash a close in 2-3 weeks . He said ok I’ll write information down I might have someone but he hasn’t called yet!

True story, I say it happened about week of thanksgiving. I was also called by a different person and the left a nasty voice mail calling me all types of names saying a solicitor. All I did was leave a letter on there door asking to buy a house they own that’s also vacant. I texted them back saying I’m not soliciting I’m not selling anything, I actually wanted to buy something from you. But they’re not going to be the last plenty more to come I bet . But yea kill them with kindness is the best way to deal with them.

The main problem I had starting of was finding investors friendly title company or closing attorneys in other states . I would like to ask my follow investors , please pass the information of title company or closing attorneys you mainly use on your Transaction. It will help lots on newly investors starting out. Please put in the contact information and State they close in .

@Ned Carey @Ty Frankel I tired both but no one committed in signing my agreements of selling , they always tell me they working on their situation with the banks, And call me if anything changes. But never get the call back. Ty how would I talk them over the phone to find their pain points? I know I could find it in person but on a cold call it’s really difficult.

I’m seeking other investors advice on what direction should a cold call go on calling Pre-Foreclosure. Do you start the conversation with a simple, “ I buy houses in the area and wondering if you’re considering of selling”? OR “ I work with a company the help homeowners that are going through Foreclosure and wanting to see if you are wanting our assistance”? I tried both but I wanna know what’s the best.
