Glad to see you here! This site has more information than you'll ever use so feel free to ask questions and participate. I have a story very similar to yours in thatmy dad has done real estate full time my whole life but I never thought about getting into it until a few months ago. In the few months I've been doing it I've learned so much and I didn't have to pay to learn! Stay motivated. Also you can @ someone by typing the @ sign and slowly typing their name. A dip down menu should come up below the reply box and you can click their name. I can't do it from my phone but I can do it from my Mac. Figures...

I don't like properties with undefined property lines. That's a huge problem in New Orleans. People put on additions obey generations and you end up with a 2 houses that are so close you could reach out and touch your neighbors house. That is a huge problem when you have to replace studying or get to plumbing and it's actually on your neighbors property line.

Great job @Elliott Smith! I'm sure this meeting will be beneficial even if the owner doesn't decide to sell. He has 40+ years of land lording experience and that can be invaluable. Furthermore since he's probably not in desperate need of money he might also be willing to do some owner financing (greatest invention of all times IMO). Many older people are just happy to have someone come by and spend time with them and during that time he can provide a fantastic wisdom. I'm sure the deal will work out in one way or another.

I think you did a great job. The only suggestion I'd make is that you reduce the sound of the wind. There's an easy and cheap hack for this and it can be found here :https://www.youtube.com/watch?v=NaCtWH2n6ik  . I also love that you take the time to sell and donate many of the items instead of just throwing everything in the garbage. I can't wait to see how this project turns out.

I'm shocked that a house built in 2006 would have these kinds of interiors.

there's a lot of these in New Orleans where I'm from and they a wretched! Moving anything more than a glass of wine up them is a real chore. My friend has some that went to a loft in her apt. I still have no idea what that loft looked like.

I would call because they could have good credit even though they've not paid their last landlord. Non payment often goes unreported until 90+ days late. If a tenant is trying to move in that quickly then it should raise a red flag.

What a win! Appraisals can be unpredictable at times but you fought and WON and that gives the rest of us proof that it can be done. Keep up the good work!!
