Hey BP folks, We're looking for a referral for a good real estate attorney to work with in the Portland OR area. We need to restructure our LLC and creat separate LLC's for holding company and property management, plus some other minor stuff. Looking for someone with specific industry knowledge who can advise us on best practices. Thanks!

Update to Irvington Project in Portland Oregon:

Insulation/drywall complete.  Floors and cabinets are almost done. Rehabbing windows and starting interior millwork.

Closed Cell spray foam under roof for air tightness and max R-value in shallow rafters:

Basement walls lines with 1.5" EPS foam board before framing

Super expensive historic reproduction windows that meet egress

Finally making some headway.  Historic Land Use Review process in Portland was PITA, but we settled on a great design and I'm happy with plan.  Four layer roof tear off is a hot mess, literally.

Framing/MEP inspections tomorrow.  High performance insulation/envelope and drywall HERE WE COME!

Hoping to have done in two months.

$130-150 for the first hour is typical. I usually pay $90-100 per hour after that. For emergency repairs expect more. If you use the same plumber consistently I find that $150 for the first hour goes away fairly quickly. Good luck.

Depending on what part of town you are in and if you're close to a desirable location you could could do short term rentals on VRBO or Air B'n'B. I have customers who do that and make twice as much money as if they had a conventional full time tenant in their ADU. And yes they are doing it legally and paying the city taxes etc.

Aaron, We do a 10 and 10 for OH & P.  The 10% overhead is already accounted for in the construction budget.  What do you use in your area?

@Aaron McGinnis - Target sale price is $675k to $725K.  Rehab budget is $200k.
