Talking about bad luck, I filed an eviction procedure for a tenant who didn't pay his rent since January. How is the court going to treat this case? He can't claim corona virus obviously.

Appreciate you guys response. I did contact a lawyer, he suggested doing it alone in case the tenant comes up with the rent money at court date and by law i am obligated to let him stay. By then I would have lost lawyer's fees.

I m not sure if NJ is landlord friendly state. this is my first investment in the state.

To all landlords out there, never have compassion with a prospective tenant whose application is full of red flags.

If one tenant is being really hard to live with other roommates, creating issues out of nothing on a daily basis to the point where tenants are complaining to me every week and sometimes daily.

As a landlord, I tried diffusing situations many times to no avail. He records other tenants conversations, calls police on them three times for something stupid. On top of all of this he is not paying me rent. I started the eviction process but i am afraid he will drag the process to get free ride until the end of his lease.

Please can someone help if there are way to end his lease and kick him out for something other than non-payment?

Hi everyone,

Is pay or quite notice via email admissible in court? I emailed the notice for January and he responded to It. Now again I sent him a pay or quit for March rent. 

I want to file an eviction process but i am afraid the pay or quit via email wont work in court.

Please advise.

Also, can someone share a generic form of pay or quit for the state of NJ?

Utility bill is on my son's name who is a tenant. Every month he sends the payment after collecting their shares of the bill. Water and sewage is on my name but they are responsible for it. Only one tenant refuse to pay.

Can anyone recommend a property management in NB area?

They are roommates, everyone with his own lease. I am hiring a property management since I have no experience dealing with this issues, specifically with this particular tenant who is also two weeks late on his rent.

Thank you all for your responses. Yes it does state on the lease tenants are responsible for bills. But when one refuse to pay  his share for any reason, the other tenants would complain to me.

I have one tenant who refuse to pay his share of bills with other tenants. Is the landlord responsible to solve their dispute? Can this be used used as a reason for eviction?

Hello everyone,

Is It necessary to hire a lawyer to start an LLC for my condo? I was quoted $300 including filing fees plus another $400 to transfer the paid off condo to the LLC.

Hi all, 

Bought a townhome in New Brunswick NJ area near Rutgers and I am in need of some work estimate breakdown. Please note I removed all carpet and kitchen cabinets myself and took care of all the trash. I bought all materials.

1 - 10'x6' shower remodeling (remove old bath tub, toilette and vanity) , replace door and vanity. install Vinyl with molding and paint 

2-  19'x11' room:  install vinyl, molding, replace closet door and room door paint

3- 19'x13' room:  install vinyl, molding, replace closet door and room door, paint

4- Kitchen: 6'x10' patch walls, floor with vinyl, install cabinet, paint

5- living and dinning room: 19' x 23', install vinyl , molding and paint 

I really appreciate your feedback.
