We agreed on the amount and now I am working on the document for him to sign.

His lease ends at the end of August. Should I also do an early lease termination agreement?

I appreciate you all for your replies. Joe, i pretty much exhausted all optiong with this tenant. to make matter worse, NJ as oher states has put a ban on evictions. I really don't see this tenant paying anything. I just want to put it behind me and move forward. i will definitly be reminding him of having eviction on his recod will not be helping him in the future.

My tenant has finally agreed to takee the money and move out. But, he is asking me to give him an additional free month stay on top of the cash i am offering him. 

How do I proceed? Should i accept?

Also, I would appreciate if someone can share a document to have him sign before giving him the cash.

Hi everyone, I am hoping someone out there has seen this and can shed some light.

I moved in to house last summer, every single door was shutting and opening with no issues at all. This past month, I noticed about 4 room doors, a closet door as well as storm door in the backyard started to get very hard to close. Is that something related to humidity, land shifting or something else?

I am fine with helping someone under the current circumstances. But, how would you deal with a tenant who hasn't paid his rent and utility since January and has no plan in doing so for the foreseeable future? This is a perfect opportunity to get a free ride. I have no sympathy with these types.

I have already started eviction procedure. I am anticipating he would not vacate because of the corona virus and that court may side with him. His lease ends in the summer. Hopefully the virus will be long gone.

If I give him two months notice to vacate at the end of lease agreement and he doesn't Why shouldn't I be able to kick him out? why is the law on a squatter's side?

In the current circumstances, once the lease period ends. As a landlord, can change locks and legally kick the tenant out? I am referring to a tenant who doesn't pay his rent.
