Is the 30 day minimum stay for all of LA county?

No. Just neighborhoods in the city of LA (Venice, MDR, San Pedro etc). Other cities in LA County can have their own rules, as I understand it.

its the lure of the BRRR that is so touted on this site.. I mean for sure it works.. but its also very risky, its not appropriate for all investors by a long shot..

Personally, I don't think it's for the majority with a W2 doing this on the side. I think you need to be able to drop everything and be there in person. At least until you have a team in place that you trust and that takes time.

I couldn't find any information about this draft. If you have any, I'd love to see it. As of now, (from my understanding) investment properties and vacation homes are limited to rental periods of 30 days or more.

Temecula doesn’t have multi family, but you can get income from short term rentals there. A lot of weddings, wine tasting adventures and private events that cater to that crowd.

That's true and that's not what I am looking for right now. I'll just rent someone else's airbnb once in a while and visit the wineries. 😁
