Post: Family photo as part of rental application

I am trying to understand how asking for a family photo is NOT discrimination, since it's indirectly trying to determine someone's marital status or whether they have children, both of which go against the Fair Housing act? There just would not be any reason legally for them to need this information! https://www.google.com/amp/amp.timeinc.net/time/money/4346801/illegal-landlord-questions/%3fsource=dam

Post: Advice on Rental Appliances

You can also get Lowe's 10% off coupons from Ebay and use those in store... this past weekend we went there to buy some appliances and got a loaner model that had been used in someone's house for a week while their fridge was being repaired for 50% off, so it's worthwhile to ask if they have any loaners...

Another discussion about this issue at the forum link below. Unacceptable to be sure, but it looks like they're trying to resolve it? I use erentpayment but had the funds deposited by the 5th... which I guess was before they switched banks:

@Chris Martin, that map is fascinating. Thanks for sending. I don't think Rock Hill is much like Concord, so I would also go with a labeling issue there on the BLS. I'm waiting for the real estate spillover to go slightly below Rock Hill, since there's plenty of land between there and Columbia off I-77. Lots of beautiful, rural countryside. Good school districts, not so much.

@Account Closed, really interesting point about Gastonia's walkable downtown. Rock Hill has tried to "revitalize" the downtown area off and on since the 1970s, but it has never managed to attract enough businesses to do so. I can't think of one part of town where you could live and walk comfortably to stores, shops, etc, so that's nice that in Gastonia you are able to do that.

I'm watching the development in this area with great interest...

Floor & Decor is our absolute favorite for all types of flooring. It's fun just to walk around there. Local hardware stores for small things, trying to support local businesses. Harbor Freight for tools. Home Depot is closer to us, but for bigger purchases I prefer Lowe's, using 10% off coupons purchased on EBay (trick I learned from Bigger Pockets). At Lowe's yesterday we were getting appliances for a rental and managed to find a stainless steel fridge in great condition that had been used as a loaner for %50 off the sale price.

@Brian Orr, what makes you think the Charlotte spillover won't go in the direction of South Carolina? You mention "a bit south" but there is still a lot of inexpensive land in York & Chester counties. I grew up in that area so I am interested in why the expansion of Charlotte just seems to stop at Rock Hill.

Asking for a friend - can anyone recommend a good roofing company in the Charlotte area?

Hi Rachel! I asked sort of a similar question on this forum a few weeks ago and got some thoughtful replies, which you might be interested in here: https://www.biggerpockets.com/forums/311/topics/481716-did-you-ever-sell-your-primary-residence-to-get-more-income I have one rental property already and just bought another using cash and a HELOC. We took out a $50,000 HELOC on our house and I put $30K of that toward the second property, but now I have to pay the HELOC back and there are a couple things that annoy me about it: the interest rate is 6.78%, and the bank made us take out $40K right away so they could get 3 months of interest payments on it ($250 per month on $40K) before we were allowed to pay any of it back. I plan to start as soon as we can, and it'll take us 12-15 months, but we will probably end up having paid around $3000 in interest... that still might be better than a refinance with closing costs, but something to be aware of for sure...

Here's a helpful list from Bigger Pockets: https://www.biggerpockets.com/rei/online-property-management-software-cloud/ I'm using erentpayment.com to collect rent and it's been great so far ($3 per transaction) but I haven't dug deeply enough into their other offerings to see how well I can use the site to manage expenses and other things.
