I have 4 rentals and 1 tenant couldn't pay in May... so that makes a 25% rate for me. :)

@Krista, income and not necessarily appreciation. But also just in research mode - I have a suspicion there aren't many deals right now. I have rental properties in Florida but want to diversify due to hurricanes & having family up in the Charlotte area.

I'm an investor from Florida interested in the Charlotte area (I grew up there but haven't lived there for a long time). What are some good up-and-coming neighborhoods for rentals, within decent commuting distance to the city? I know prices have climbed a lot in recent years, but I just want to start keeping an eye on properties.

Post: Winter Park, FL Airbnb or VRBO...What are my options?

I live in the Orlando/Winter Park area and also agree with the above poster that said to be careful. Winter Park runs as its own very small municipality and definitely checks up on these things. There are some Winter Park addresses that are zip code 32792 but are unincorporated Orange County, and there I don't think they follow these things as much, but if the zip code is 32789 definitely it wouldn't be a good idea to try to rent it out short term. However, it could be great for long-term rentals, especially because we have a college here, rents are high and real estate is pricey! I have a great property manager I use for my local rentals, PM me if you'd like a recommendation and aren't local.

I own a couple of investment condos in 3 different developments in the Orlando area and I've never had to pay an initiation fee. That seems very odd to me too, despite $200 being a reasonable fee in general...

Thanks, Maurice! We are in Orlando so no problems with vacancies so far. This post was actually from a year ago - we now own a couple condos and have been feeling fine about them so far...

I did! No complaints so far. I know a lot of people don't like condos because of the condo fee, and the possibility of mismanagement, but I like someone else taking care of the roof and the grounds...

Seconding what Jenny said - the city of Orlando has cracked down on this, and my sense has also been that the Airbnb market is saturated. I think you could look in Osceola County, though, as long as you're not too far away from the attractions.
