Depending on the type of insurance the landlord has most coverages do covers liability, vandalism, fire, hail, windstorm, and malicious mischief.

The landlord needs to speak with their insurance agent which I'm sure they have if the whole toilet drain system is ruined by the cement. That's more than just a toilet replacement.

With a FL real estate license, I'm looking to park it for the sake of staying active until I know what I want to do with it. My immediate goal is to invest in multifamily properties and perhaps do referrals. Any suggestion for parking and holding companies?

So, I have an available vacant lot lists for Hillsborough County Florida with differents lots all over the county...how would I market the list? Any ideas?

I'm assuming that Jerry Norton keep changing the name of his system. Today it's called Power Flipper 3X. Do they even let you know if the property was not bought? Because that is still your property that you found, you can find a buyer.

So, is it safe to say that no one has had any kind of success using any of Jerry Norton's systems? FlipSter 2.0 / Data Cruncher / Lot Finder / Power Flipper 3X / etc. ?

I just need straight talk. We know that there are many gurus out there trying to put their spin or mark on the REI platform as the #1 Go To real estate wizard, and many scams can follow.

I'm new as well. I'm trying to learn the trade and with all things it takes time and practice. A couple of years ago, I made $20K off of a wholesale deal and I didn't know very much on how to do it, but I knew enough to get it done. I just didn't have to find the property because it came my way by a friend who just wanted to get rid of the property. I knew I had a seller who needed a buyer and I could make a profit being the go between person for my efforts.

So is it a scam? Do the systems work at any level?

I also had inquired about the Facebook loan post (We offer almost all types of Investments Funding. Including Business Loans, And Commercial Loans for companies, Real Estate Loan, Land and Construction and all way round Loans. if interested contact me at ....Thanks)

and emailed Samuel for his terms, condition and agreements for one of my clients. He sent the information with a loan application. To make a long story short...we declined the offer for the loan, because he asked for a origination fee to be paid. He would not work with us when we asked for transfer of monies to a bank escrow and when I looked up the entity details for his so called business Reliable Finance Holding LLC http://www.nevadacorporates.com/corp/998301.html

the company has many addresses and his name does not appear anywhere. I check linked in, but there was nothing there. No website, no nothing. I called a couple of phone numbers and one said thank you for calling Wells Fargo. 

I asked for a POF and that document looked very fake, altered.

So my experience is that if a person claiming to be a lender is asking for any type of money besides the repayment of the loan, then they are fake and not a lender at all. Avoid the Fakers.

I just cancelled yearly subscription for ReboGateway. Just remember if you cancel, make sure to email for a refund. Just because you cancel and they will cancel it for you, you still have to request for a refund. At least that's what I found out on the phone. It was a good thing I did call to check on how my refund was going to be processed. I would have been sitting here waiting for my refund not know I was going to be getting one. 

The reason why I cancelled is that it was not a user friendly system. It was a bit time consuming trying to figure out where to locate your leads. When I did get my leads downloaded, my mailing campaign would not except the leads.

If you are using the system to pull leads and it's working for you, then great! For me, I will pass.
