Thank you to @Richie Thomas, @Tim Herman, & @Jaysen Medhurst. I was not able to get firm numbers from the seller. In the end your words of caution pulled me away from this purchase for the many reasons stated. I so appreciate the time and attention you have taken educating this newbie! I will take down my post by am very grateful for your explanations.

Thanks for taking the time to reply to this newbie's first calculator post.

@Jaysen Medhurst you were right alot of my numbers were guesses as the financials that were sent over from the realtor had holes in the data. I see now from your explanations what information I was missing and revised my calculator. I have requested the T-12s. I have adjusted the vacancy rate, water/sewer, and management. We will self manage and self-clean the units but I have left the management fee in the calculations to account for this. Insurance is included in the HOA fees.

@Tim Herman These units all had bathroom and kitchens recently renovated, including the floors and appliances. All but one had the HVAC replaced. I added to the capex to account for these expenses.

I will paste my revised numbers below in case I missed adjusting anything. Again thanks for your input.

Hello BP family

Please review this deal. It is 14 units within a 90+ condo complex. 9 are 2 bedroom and 5 are 1 bedroom. All but three are AIRBNB and rest are long term renters. This is not my first deal as I have 2 other SFH currently running as short term rentals. Property manager in place. I am putting these calculations together to secure a JV partner. Offer has been made to seller and currently awaiting offer acceptance. Any input that will make this report more informative and thorough is appreciated. Additionally, any errors or omissions please point them out to me so that I can address them. Finally, if anyone would like to discuss this further let me know.
