Help me analyze this deal
Hello BP family
Please review this deal. It is 14 units within a 90+ condo complex. 9 are 2 bedroom and 5 are 1 bedroom. All but three are AIRBNB and rest are long term renters. This is not my first deal as I have 2 other SFH currently running as short term rentals. Property manager in place. I am putting these calculations together to secure a JV partner. Offer has been made to seller and currently awaiting offer acceptance. Any input that will make this report more informative and thorough is appreciated. Additionally, any errors or omissions please point them out to me so that I can address them. Finally, if anyone would like to discuss this further let me know.

@Racheli Vidal I don't believe insurance included in HOA fees will cover your personal liability especially for STR. What is the HOA's policy on short term rentals. What is your exit strategy if the HOA decides to ban rentals? Have you looked at the balance sheet of the HOA to see if it has enough reserves to cover upcoming expenses? You will be hard pressed to find a JV partner for 6% cash on cash return.
