@Michael Ablan We actually don’t own the unit itself, the tenant who passed away just rented the lot from us. Now, the “kids” are occasionally staying there, but are not on the lease and have stopped paying the lot rent.

@Theresa Harris I have been in communication with the “kids”. They actually paid the first two month lot rent after she passed, and now are not.

Hi All,

We had a tenant who recently passed away. She rented the lot only from us, on a m-t-m agreement, and owned her mobile. The home was Willed to her children who are not paying lot rent.

My question is: what are our options to take repossession of our lot?

@Mike M. We’ve seen the cat inside their home while doing maintenance. It is definitely their cat and don’t think I would have an issue with them admitting to it, but just wondering what someone would charge as a cleanup fee. It was NOT a fun job!

Our tenant just moved out four days ago, and while taking care of yard maintenance (that they were supposed to take care) I smelled the worst smell EVER! They had removed a small piece of under pinning to the mobile home and thrown one of their dead cats under there! By the looks of it, it had been there 1-3 weeks. Anyone ever experience something like this? If so, what would you charge as a “disposal/cleanup fee”? Thanks in advance!

@Dennis M. I should mention the tenant is on a month-to-month lease (and now late on a rent by a month). I understand that had he been on a longer lease, that it would still be valid.

We recently had a tenant pass away (not in the unit) who has no family in the state. We are unable to reach a relative. Can someone point me in the direction of what happens to his personal belongings? I have searched the internet over and cannot find anything on our state. We are in Colorado. Tenant was also late on rent.
