Post: How do I get my wife to want to continue buying more houses??

@Adam Bordes You're in tough spot because she's actually flipped a house, meaning this is not a conceptual debate. She knows what she wants.

There are other ways to reach "HUGE financial goals." Maybe consider WHY you have those goals and be willing to scrutinize whether or not you have the right goals for the right reasons.

For example, some people want to achieve early financial freedom because they hate their jobs and want to quit. But maybe a career change (sooner rather than later) would make them happier sooner and take some of the pressure off.

I don't know your reasons, but you do, and I'm willing to bet that you have more options than you are currently considering. Good luck to you both!

@Vince DeCrow, thanks for weighing in! You make some really great points. While there are certainly many people who have done successful deals without having deep experience within specific markets, there's likely an element of luck involved.

One of my work colleagues used to manage a team of commercial multi-family loan officers for a major bank, and he has another angle on what valuable experience looks like. He told me yesterday that one of the questions they would ask is HOW LONG the investors had held their previous properties. That was more important the number of deals, because a long track record told them that the investor was likely a skilled operator who could grow and protect the value of the asset even if the market shifted over time.

@John Casmon, I value competence and integrity first and foremost, regardless of gender. But do I lean in more when I see women and minorities on sponsor teams? Admittedly, yes.

It's refreshing to see you and your wife stepping up. I'm a strong believer in the idea that diversity enables greater industry excellence. When you can draw from the broadest group possible and create opportunities for legitimate competition, you create conditions for the best to succeed. That raises the level of the game for everyone and creates more value for customers, etc.

@Jeff Greenberg, thanks for letting me know about the women on your team. I'd love to see them on your "About Us" page. When I don't see women featured on the site of a business I don't know anything about, I've been making assumptions that they are not key members.

@Julie N., props to you! I have a lot of respect for what you are doing, and I hope you find your next deal soon!

@Linda S. Those are helpful reflections. If I had babies when I was younger, I know that my own career choices would have been different.

80-20 is a rough ratio. Generally speaking, I feel most comfortable in situations where the ratio is no more skewed than 60-40. And if I had to pick, I'd choose an industry that was 80% men over 80% women, but that's just me.

In doing online research for passive income investing options, I've noticed something very curious: there are very few women that show up on the "our team" pages for syndicators and private equity groups. This completely perplexes me. Why aren't there more women in the field?

I'm asking this from a place of genuine curiosity. Please, no bashing of men (or women!). Thanks.

@Jared K., whenever I hear legal terms like pari passu, I wish I had studied Latin in school! It's amazing how much of our legal system still uses that ancient language.

@Kim Lisa Taylor, Thank you for this fantastic (and eye-opening) list. I would not have thought of #9 for example. Are these standard items that should be in a PPM?

@Mark Robertson, Thanks for your point about the GP money being their own and not just what they received from the other investors (e.g. the acquisition fee).
