@Lisa Koff if you were in Chicago my husband offers mentorships but he likes doing them in person so he can show the person real flips and new construction in progress from beginning to end. We have done over 35 flips and new construction combined. But if you have specific questions PM me.

@Faiz Kanash to be honest and you already heard it that it will be tough to get a HML without any experience. If your friend who has been doing it for sometime would do a Joint venture with you then he can go on the loan and put his experience in there for you. My husband and I do alot of flipping and new construction in Chicago and surrounding areas. Feel free to PM me and I can connect you with him as one of his business partners is a HML.

@Courtney Huber we partnered with a GC to build a spec. It was fine. We drew up a contract and basically agreed to split profits 50/50. We both put ample time into the project. I did invest quite a bit more of cash than he did but he invested more time into the project as well. He was not the most efficient partner but we got it done. PM if you want more details. @Noah Lomax just closed through Chicago title and these were there requirements. I heard other title companies were not as difficult but we stuck with them and finally closed after about a month of chasing down and submitting everything they requested. But ours was new construction.
