@Tiago Alencar is right that's a good place to start as they will have the executrix named on the probate information, from there you skip trace them.  Best of Luck!

Your partner looks like he knows what he's doing and 50/50  is the price of an education and guidance from a season investor.  The costs of doing a deal wrong could cost you a lot more.  Happy Investing!

Be prepare to wait.. and wait... and wait... for the lender to respond like @Russell Brazil  said it could take 4-6 months I've even heard of ones taking longer than that.  If the agent is open and the seller just wants to unload the property see if you could find a creative way to acquire the property. As long as the numbers work out for you.

@Noel Challenger I gave the agent 6% commission, sinced it was his client.  I knew I could sell it quick and didn't want him to list the property and having to compete with any other potential buyers on the open market. At the time our market was hot due to low inventory and most homes where getting multiply offers.

My goals for 2019 is to acquire a multifamily that can generate a passive income of $5,000 per month.

Grow our new papaya sauce company online to $5,000 in income per month

Generate two plus wholesale deals per month making at least $40k+ per deal

Take my family on at least 3 vacations

Staying fit and competing in my first martial arts sparring competition 

Continue eating healthy and clean

Investment Info:

Single-family residence wholesale investment in Renton.

Purchase price: $308,000
Sale price: $380,000

This was my second wholesale deal, a referral from an agent friend. Overall this was a clean deal didn't have any issues. The owner was lady who got a property through a divorce and after living in there for a couple of years found it was hard to maintane the .5 acre lot plus with a single income didn't want the financial stress and also the memories in the house. She wanted to move out of state. Assigned for 72k within 24hrs the investor spent 30k and sold it for 524k
