@Dulce Beltran You need a car anyways and if you can afford go for it.  I've been reading up a lot on Tesla as I want to get one myself.  I'm considering a cpo model S 15-16 as it has takend a hit for decpreciaton already. Happy driving!

@Matthew Riggs Tacoma would be a good contender as @Aaron Nelson and @Scott S. mention as it's getting a lot of attention and is affordable.  You might even consider Renton with Boeing, Ikea and Valley Medical, it's a short commute to Seattle and the Eastside( Bellevue,Redmond,Issaquah)  the median home prices is less than the Seattle and Easide making it affordable to live and work.  With your price range there's plenty to choose from.

@Daniel Lynch The marriages that end in a divorce 50% of those were related to finances, I know you're not married but consider the finances as top of mind and need to discuss before moving together (get comfortable with having these conversations).  I agree with most that she should help out with expenses in some way.  A couple who pays together stays together.  Happy Investing!

@Kevindra Singh  I would agree with @Geordy Rostad put a management fee in your calculations and base your purchase price base on it's current income.  Happy Investing!
