@Barron Brittingham if they are a friend send them on a mini vacation or hire them as a independent contractor for marketing, repair work, you can get creative... as long as you stay within the guide lines of not paying a non licensed person a commission. As far as I know you can choose anyone you want to hire to do work for you. Congrats on your sale!

@Greg Gibson The best investment you can make is in yourself and applied what you've learned and it will multiply 10X or more.  I remember years ago I took an investment class and applied what I've learned and it took me to the next level.  Happy Investing!!

@Danielle Yellam  If you can pull a multifamily than go for it, however if it's not in budget find a single family with a MIL or with potenial MIL  ie a split level with a seperate entrance.  Just recently help a first time buyer find a property with daylight basement that had a seperate entrance.  He is now renting out the top and living in the basement and is paying $600 less than his previous rent and is building equity. I agree @Brandon Vukelich having a property manager being the barrier between the tenant is very helpful.   My client did use a property manager who got him more in rent than what he thought he was going to get and didn't have to worry about screening tenants and having to show the unit while he was busy working.   Happy Investing :)

@Brittany Witt take a couple of contracts incase you make a mistake.  I use an app called TurboScan on my phone so I can scan the contract and email them a copy onsite and take the orignal. 

Wholesaling can be a win win win for everyone involved when you do it right.  You can solve a problem for the seller, and provide investors opportunities they wouldn't have on their own.  Best Wishes :)

Interior: New flooring, baths and kitchen w/all amenities, electrical, plumbing updated, new gas furnace and water heater. Finished lower level; Zoned R6 possible to subdivide for future development

Ok, here's the scoop owner wants to get cashout and rent back for six months at 5% interest only and than buy back back property at 15% of the original purchase price.  I'm only charging 2% fee on this deal, PM for details.
