I understand his question perfectly and it is valid. I juggle this question on the daily basis actually.

Have any of you considered he might put the open unit on Airbnb? or let a friend or family member live there? I have not looked at his profile but maybe he goes to school and won't even be there to live in the unit. 

There is also the possibility he just doesn't fully understand FHA rules or maybe he doesn't even know what he's thinking would be a violation of the FHA rules. We just do not know his situation or where he's at in his journey. Its good this question was asked. now he knows and can make an informed decision moving forward. It's better to ask the question than it is to get caught up and get into trouble because he did not know.

Lots of things could be going on that would make him ask this question. We'd be better off asking him what he's planning and explaining the rules to him rather than laughing and calling his post stupid. This website was created to educate and build up other RE investors, NOT bring them down.

Hey @Heather Calzada,

Thanks for posting and congratulations on your first BP post! It was great. I believe you're referring to the post by  @Sarah Melton.  We've been talking and she has given me great advice. Advice that seems to have helped ALREADY (time will tell). 

I'm not sure if you say the post by @Account Closed has helped with the teaching aspect of this entire concept. 

The majority of people have really been supportive too which has been nice. I really appreciate everyone who took time to respond to this post and I thank you for  joining in the fun!

@Sebastien Hitier thanks for the advice.. I actually didn't know about these websites! I'll be sure to check them out. I really appreciate it. 

@Nate R. she wants me to move up there within a year, she also has stupid amounts of student loans she needs to take care of and I'm not "loaded" with funds by any means but I ffigured right now, house hacking is our best bet. It would allow us to live rent free (or close to it) and focus our money on her those dang student loans... she hasn't finished school yet either so that's another factor... I'd be the one working full time 🙄  Eventually I'd do other methods, if you have an idea that fits this situation, I'm all ears! Thanks!

@Matt Greer and @Account Closed  I hope she will see living rent free is as nice as I make it sound LOL. She lives rent free with her parents as do I... Why the heck would we want to constantly pay rent when our salary can go towards her student loans and the next deal?! AND eventually our forever home?! I think her main concern is that I'm going to be like crazy landlord. I just have rules and I think most landlords have rules lol.. not my or her fault her landlord didn't.

@Severin Sadjina then you as well. That is practical advice. Patience is key. The only reason I want her mildly involved on this deal is because she lives in RI and I don't. Plus, if she is going to live there, she should get some say. I think. 

@Michelle R. get lost. You clearly can't read and didn't try read anything in this entire thread. We already established she has an interest but needs help understanding the business side of it. It's not immaturity on anyone's part. It's stupidly on your end. If I wanted relationship advice, I'd ask for it. But NOT on BiggerPockets! Have a nice day

Do you have advice for our situation? I don't live in RI but she does so I'm slightly limited when it comes to finding the right person to talk to her. Yes, I can go here but trying to find someone on here to meet up with my girlfriend is tough/ kinda weird right? If not, and she's down that's great! I guess we could do a three way skype too, right?

@Doug Woodville I really appreciate your comment. It's not to see that he's just been trolling the entire site and not just trolling me for some unknown reason. Thanks for clearing that portion up I was wondering if it was just me or if he attacks others too.

The others have been great and really helpful! Lots of things to think about and consider with the venture.
