Hello BP community,

I have an off market deal. The seller is in pre-foreclosure, but this is no ordinary pre-foreclosure. The seller bought the house back in 2006 with only his name on the mortgage and deed. In 2016 the seller got married and added his wife to the deed via survivorship deed but didn’t add her to the mortgage. Later that year they divorced and unbeknownst to him his now ex-wife forged his signature and quit claim the deed to herself while he was away helping his sick daughter in another state.. He filed a police right back in late 2016 or early 2017 but the police did nothing. Now the property is in foreclosure and ex-wife is facing federal fraud charge in another unrelated case. She still lives in the house and he hasn’t lived there since 2016. The seller what’s to sell to save his credit, but doesn’t want to involve the wife ( I don’t blame him) but according to the county she is the sole owner of the house. What action needs to be taking to get him the rights back to the house so he can sell and move on with his life. Any info would be helpful. Thank you
