@Michael Neves Please realize that is not just a 1 time fix. I would suggest using concrete where ever possible and plan to inspect the area where they have been coming through periodically. I have had mice and rat issues and spent thousands on exterminators only to realize its more effective to seal the holes and monitor the area.  Also like mentioned above those tomcat traps with some peanut butter as bait does wonders.

Hi,

    I'm looking to purchase a 4-plex in a blue-collar area of Michigan. Some prices I have seen are $100K - $150K for a 4-plex. Can this be too good to be true? What's a decent neighborhood to start looking in? Any suggestions on good property management company?

I recently purchased a 4-plex and would like to start setting up for purchasing at least 15+ unit building in the Minnesota/Wisconsin area. I am wondering how cash reserves are reviewed for such a purchase? I would be pulling the down payment from IRA/401K and looking in the price range of $700K - $1.5MM. How much cash on hand would I need for this? Is there any other things I need to be aware of? Sorry for all the total newbie questions, but I need to start planning now. It's either a multi unit building or a liquor store to plan for in the next 2 yrs.
